How to paint a moldy wall the right way

  1. Clean the mold with a proper mold remover and let it work for the full contact time.
  2. Dry completely, at least 24–48 hours. Run a fan or dehumidifier.
  3. Sand lightly and wipe the dust so the paint grips.
  4. Prime with a stain-blocking, mold-resistant primer if there are leftover stains.
  5. Apply two coats of mildew-resistant paint in satin or semi-gloss, following the drying time between coats.
  6. Ventilate during and after painting.

Where mold-resistant paint makes the biggest difference

  • Bathroom ceilings: steam rises and condenses there first. Use satin or semi-gloss and paint all the way into the corners.
  • Laundry rooms: warm, damp air from washers and dryers lingers.
  • Finished basements: on drywall that stays dry once humidity is controlled.
  • Closets on exterior walls: cold, still air invites mildew behind clothes.
  • Window returns and sills: where condensation runs down every winter morning.

Keep the new paint mold-free

  1. Run the bathroom exhaust fan during and for 20 minutes after every shower.
  2. Keep basement humidity at 45–50% with a basement dehumidifier.
  3. Wipe condensation from cold exterior walls and window sills in winter.
  4. Use a hygrometer to make sure the room stays below 60%.

Does mold-resistant paint really work?+

It helps. Mold-resistant paints and additives contain mildewcides that slow mold growth on the paint film. They do not kill existing mold underneath and they cannot overcome a constantly wet wall. Clean first, fix the moisture, then paint.

Can I paint over mold?+

No. Paint seals the mold in but does not kill it, and stains and spores often come back through the new paint within months. Clean and kill the mold, let the wall dry for at least 24–48 hours, prime with a stain-blocking primer if needed, then paint.

What paint finish is best for bathrooms?+

Satin or semi-gloss. They resist moisture and are easier to wipe clean than flat or matte finishes. Many brands sell paints labeled for kitchens and baths with mildew-resistant additives.

What about basement walls?+

Bare concrete or block walls that get damp from the outside need a masonry waterproofing paint or sealer, not regular interior paint. If water seeps through, paint alone will peel; fix drainage and consider a waterproofing contractor.

How long does mold-resistant paint last?+

The mildewcide in the film keeps working for years as long as the surface is kept reasonably dry and is not scrubbed away. In a bathroom without proper ventilation, mold can still return.
